We're only half way through the foreclosure crisis.

In an article posted on MSNBC.com, the author compaered the foreclosure crisis to a baseball game stating that if the crisis were a game, we'd only be in the bottom of the fourth inning. "Since the mortgage meltdown began in 2007, roughly six million homes have been lost to foreclosure." However, the rate at which people fall behind on their loans may begin to ease up a bit. For the first time in nearly three years, this rate fell to the lowest it's been. Over the past year, this percent has fallen from 9.13 to 7.99 percent.

None the less, much of this rate continuing to decrease depends on the economy, which is gradually getting better but is still not producing enough jobs to put a significant dent in the unemployment rate.

To say the Jags have had an eventful past seven days is an understatement. Their head coach gets fired, their team gets sold AND they have a Monday night game tonight. So, not only is this their first game with a new coach and a new owner, it's also the game that everyone football fan in nation watches. And with all the drama that has been surrounding the Jags for the past week, I wouldn't be surprised if people watched the game just for that reason alone. With millions of eyes watching them, I'm sure they must be feeling the pressure. But I mean good thing they have had a great season to rest on... Oh, wait. Let's just hope that interim coach, Mel Tucker, is a good fit and can lead the Jags to their fourth victory of the season. We can only hope that they do as well this Monday Night game as they did their last Monday Night game...

All month, well, until the 20th that is, Ripley's St. Augustine is offering 50% admission to all Florida residents. All you need to obtain this unbelievable discount is a Florida photo idea, or your electric bill. It's going to be electrifying, and that is come you can believe.

Saturday:

With December brings the end of college football
Though December is probably the most exciting month of the year, it's also a little depressing because it means the end of college football. And unless you're team has made it to a bowl game, it's "sayonara until next year!" Also, it's pretty safe to say that whether you're a Nole or a Gator, last Saturday's game was not pretty. But it was the last of the regular season for our boys in garnet or our boys in orange. Both teams, however, are projected to have a bowl game either later this month or at the turn of the year, so we don't have to say good-bye to them just yet. Phew!

Visit something historical!
We are surrounded by such a vast history. The oldest city in the nation is a mere 30 minutes south. Kingsley Plantation, a plantation from the Civil War is just 20 minutes north. It's going to be a gorgeous day, why not spend it outside enthralled with the rich history of our area?

Sunday:

Make today a movie day!
Trust me, I know movies can be expensive but as long as you listen to me, you won't spend more than you need to. Regal Movie Theatres has two locations, one on Beach Blvd and one Phillips and all day Sunday, no matter the movie, no matter the time, ticket prices are $5. FIVE DOLLARS. There's not much you can get for $5 anymore. So grab the family and go see on of the many incredible movies out right now. If I may be so bold as to recommend one, The Muppets is just wonderful.

Whether you consider yourself a wine afficiando or a wine novice, this is not an event to be messed. With over 300 different wines, live entertainment, crafts and artists lining the streets of Riverside, there's a little bit of something for everyone. Or at least everyone that is over 21. College Football!
Florida State is on the good side of a winning streak, has been re-ranked at no. 25, and is hoping to continue as such with a victory against division rival Virginia for the Seminoles homecoming game. The game will take place at 7:30 in Doak Campbell Stadium in Tallahassee, FL. You can watch it on ESPN2.

Florida has been having a pretty rough season. Their current stats have them playing at .500. Hopefully they can rise above that a little bit with a defeat of Furman College. The Gators will play at home at 1:00. This game will not be televised.

Sunday:

There is not much going on today in our town. So why not make some fun of your own? Go on a bike ride in Fort Caroline. Have a picnic with your family. Drive down to St. Augustine and walk around the historic district. Or maybe you could go to the library and pick up that book you've been meaning to read. The world is at your fingertips, don't let it slip away.

I know it's Friday and this is supposed to be an edition of Fun Friday! but I thought I would change it today in order to celebrate this wondeful holiday.
First, I would like to give a genuinely heartfelt thank you to all those who have served and continue to serve in order to protect our country. Mere words are not enough to convey the gratitude we, as a country, feel for your sacrifices. Thank you for all you do.

Secondly, here is a little bit of history on Veteran's Day. Veteran's Day, known as Armistice Day in other parts of the world, was established as way to remember the Armistice that ended World War I. At the 11th minute of the 11th hour on the 11th day of the 11th month in 1919, World War I came to a close. The leaders of countries involved signed an Armisitice and all fighting stopped.

On May 13, 1938, November 11 was declared a federal holiday in the United States as a way to celebrate and thank our veterans. Those men and women who put their lives on the line every day in order for us to live free. And to them, we are forever grateful.

Is the economy getting better?

According to an article from USA Today, it just might be. Inflation has slowed, housing starts rebounded and the Federal Reserve reported signs of "modest economic growth." This all means that the fears of a double-dip recession may have been overblown.

According to this article, "Consumer prices rose 0.3 percent, driven by cost increases for food and energy, while builders broke ground on new homes at an annual pace of 658,000 houses and apartments, the U.S. government said in two separate reports."

Furthermore, Ken Goldstein, chief economist at the Conference Board in New York, reported that a very sluggish economy is the reason inflation has stayed in check. "In August, we wondered if the economy was about to go off a cliff," Goldstein shared. "Now, it looks like August was just a bad month.”

College Football!
Depending on who you ask, last Saturday was a great day. Georgia beat Florida for the first time in four years and Florida State had an incredible shut out against division rival, NC State. As well, last night, Florida State demolished yet another division rival, Boston College.

But that doesn't mean there isn't good football on this weekend. Far from it. What is being hailed as the biggest game of the season takes place tomorrow in Tuscaloosa, Alabama as No. 2 Alabama and No. 1 LSU battle it out to be the best team in the nation. Both teams are undefeated. Both teams have a lot riding on this game. Both teams are in the SEC. And both teams have a long seeded history of hate towards each other. If these sheer stats alone don't get you excited, then this little factoid should: there are tickets being sold for over $10,000 a piece. Crazy, right? Don't worry, you're not alone in thinking there's no way you would spend that much money on a football ticket. So, luckily for us, this paramount game will be broadcasted, under the lights, at 8 p.m. on CBS. If there's any game you watch this season, you might want to make it this one.

And for those of you die hard Gator fans who still have hope for your season, they play Vanderbilt, at home, at 12. You can watch this game if you have the SEC Network or ESPN 3.

And for our Jags...
Luckily it's their bye week. Thank goodness.

And now, for some news!
An article from the LA Times shows that Obama has a plan to turn around the housing crisis. The article states that, "The Obama administration, worried that the housing crisis is strangling the economic recovery, is stepping up efforts to aid the battered market as another wave of home foreclosures threatens to drive values down further and rattle consumer confidence again." However, according to some industry leaders, the administration's approach isn't going to help much. The plan is to give temporary reprieves to the jobless, convert empty homes into rental properties, and allow more people to refinance mortgages. The leaders say that what is needed is a grand plan. An across-the-board reduction of the principal homeowners are carrying on their mortgages.

Florida unemployment rate slightly drops

It looks as if things are finally taking a turn for the better. Gas prices have dropped slightly and though it's only a minute figure, the Florida unemployment rate has decreased from August to September by .1 percent. In Duval alone, the rate of unemployment decresed by .4 percent. Though the regional figure did not show seasonal hiring, like the state's did, it still means good news for our economy.

This is a very exciting edition of "Fun Friday!" for this weekend marks the largest outdoor cocktail party of the year: Florida v. Georgia. Whether you're a Georgia fan, a Florida fan, or a fan of neither, Downtown Jacksonville is the ultimate stomping ground for anyone who loves to party. Don't have a ticket to the game? Don't let that stop you. There are plenty of events going on the day before and of, as well as jumbotrons throughout Downtown, to make it seem as if you're in the stadium yourself.

Here are some FL/GA events:
Friday night:
The Jacksonville Landing is hosting a Street Festival tonight starting at 5 p.m. and going until 2 a.m. Admission is $10 at the gate but includes live music by Ryan Hickey & the Saints, Pearly Whites and HORNIT.

Game day:
This game puts another tailgating experience to shame. Downtown Jacksonville and the areas surrounding the stadium become a gridlock of tents, beer pong tables, grills and rowdy fans. If you are planning on parking anywhere near the stadium, I suggest you get there really early to avoid the traffic and the people nonchalantly walking through the streets. Also, please be safe. This weekend can get dangerous, fast.

Events like this aren't your thing? Want to get out of town to avoid those uproarious Gator and Bulldog fans? Have no fear, here is what you can do to avoid the madness of this weekend.

You can travel to the gorgeously historic city of Savannah. Only about a two and a half hour drive north, Savannah has a lot to offer for a day getaway. Whether you’re walking down River Street, or touring the historic spots, you can spend hours in the city and not even realize it. Also, if I may offer a small recommendation if you go, eat at Spanky’s. You won’t regret it.

Or, you can travel to Orlando and visit the parks. The weather is just perfect for a day of walking around amusement parks.

And last but not least, there is always good old St. Augustine. I sometimes feel as if I take the fact that the oldest city in the country is a mere 30 minutes away. St. Augustine, just like Savannah, is a city you could spend hours in without even realizing it. You can visit the fort, walk through the shops, and if you stay long enough, take a ghost tour. With Halloween only three days away, I think taking a ghost tour would be extra spooktacular.

Are you?! It's Monday, meaning tonight is Monday Night Football. The night every football fan in the nation watches, whether their team is playing or not. The night that had it's own theme song for over 20 years, until Hank Williams, Jr. went and said some pretty terrible things. A night that is so filled with electricity that it could light the city it is in for a week. And tonight, our very own Jacksonville Jaguars take on the Baltimore Ravens for the penultimate sporting event of the week. Though this season has not been all that great for our beloved Jags... Okay, it's been awful, but hopefully with the thought of millions of people watching, this is our week. I mean, it's Monday night! Anything can happen on Monday night. So don't forget to sport your favorite Jaguar attire and travel downtown or tune into ESPN to watch!

This year marks the 36th anniversary of the The Rocky Horror Picture Show. If you've never been to one before, brace yourself, it's an experience unlike any other yet one you will never forget. In a good way I hope.

After a rocky couple of weeks, Florida State was able to come away with a victory last weekend after their game against Duke. Hoping to keep it going, they take on Maryland, at home, for a 3:30 game. You cant watch this game on ABC.

Luckily it's Florida's bye-week so they can take a breather after their three past losses.

Florida has had a rough couple of weeks as well, losing to both Alabama and LSU has not dampened their spirits, though. They take on Alabama at 7 p.m. You can watch this game on ESPN.

Another Saturday means another fun-filled day of College Football.

After last week's defeat against Alabama, Florida is ready to take on LSU for a 3:30 away game. You can watch this game on CBS.

Jax Mud Fest
This is an all day event to raise support for the Boselli Foundation's after school care program. Starting at 8:15 a.m. and going until 5, events include a 5k mud run, a kids mud run and an outdoor festival.

In a recent article posted on Florida Realtors, it seems as though there are two different real estate markets that go in two different directions in Detroit, MI. In the historic district of Green Acres, a gorgeous 3-bedroom Tudor home sold for $6,000. Meanwhile, barely 15 miles away, in the posh suburb of Birmingham, multi-million dollar homes are selling quickly. The article says you should think of this market as bipolar, which it ultimately is. On one hand, you have people who feel that the market is only going sideways, or just getting worse. Yet, on the other, you have people who believe that the recession of the market is a thing of the past. "Normally, these two segments of the housing market rise and fall together. But now, they’re moving in opposite directions."

Why does this market seem to be moving so drastically in opposite directions? Well, foreign money has a lot to do with that. "One big factor in the divide is foreign cash, at least in the world of property. For international buyers, U.S. real estate is the new undervalued asset, the new fire sale, and foreigners are big buyers of luxury properties. International clients bought $82 billion worth of U.S. residential real estate last year, up from $66 billion in 2009. In states like Florida, international buyers account for a third of purchases, up from 10 percent in 2007."

August Shows Rebound in Real Estate

According to an article posted on Jacksonville.com, market recovery in underway. Based on statistics from the Northeast Florida Association of Realtors (NEFAR), which cover single-family home and condominium sales in Duval and its surrounding counties, brought news of strengthening across the board in the regional real estate market. This is good news based on the fact that NEFAR data earlier in the year showed that the Jacksonville real estate market had hit rock bottom.

There are many indicators that the market is slowly but surely getting better. Mentioned in this article is that since August of last year, the number of closed houses has risen by 1.5 percent. As well, the number of pending houses has sky rocketed to 24.4 percent.

With our economy the way it is, it is fairly obvious that home prices have gone down. On a list of 10 cities, where prices have dropped the most, California leads the way with six. Florida has two and Nevada and Arizona both have one.

Stan Humphries, Zillow’s chief economist, says that, “there will be many ups and downs in home values before this is over, and we continue to expect a true bottom in 2012, at the earliest."

According to an article from Omaha, Nebraska, we have witnessed the greates housing crash since the Great Depression. What this means is that it is getting increasingly more difficult to obtain a home loan.

The article, posted on Florida Realtors, states that, "home lending standards have tightened to their strictest levels in decades." What does this mean for home buyers? Tighter home loan credit affects everything from home sales to actual household finances. There are many borrowers who are strugglinh just to qualify for a home loan, not to mention those whom cannot take advantage of some of the lowest interest rates in 50 years because they do not have enough equity. And still, even those who can get a loan need to place a bigger down payment and a higher credit score. The article also mentions that, "They face more demands to prove their incomes, verify assets, show steady employment and explain things such as new credit cards and small bank account deposits."

How to protect your home from hurricanes.

With hurricane season in full swing it's time to learn the necessary precautions, should one hit our town. The absolute best thing you can do is plan ahead of time and not when the storm is a day away.

Before the storm hits:
- Have a full tank of gas in all your vehicles.
- Make sure the shutters or plywood for your windows fit securely.
- Know if your home is safe from a storm surge zone or not.
- Know your evacuation route should you need one.
- Have enough food and water to last you a couple of days.
- Make sure you have plenty of flashlights, candles, matches and batteries.
- Have all your important documents secured safely in some sort of waterproof container and know where that container is.
- Have a battery-powered radio or television to keep up with the storm track or when you should expect to get your power back.
- Make sure you have plenty of books or board games at home, it gets rather boring when the power is out for days and you are not able to go anywhere.
- Don't forget to have plenty of cash! If the power goes out, it will be hard to use plastic.
- If you have a pool, take all your lawn equipment and patio furniture and throw it in.
- If you do not have a pool, make sure all these items are placed inside your home. We don't want them to be flying around outside at 100 mph.
- Have a "safe room." This will be the room in the house where everyone gathers when the storm hits, that either has no windows or smaller windows than other rooms.
- If you have any pets, make sure they are up-to-date on all their immunizations and that you have record of this. Also, don't forget to stock up on their food, water and keep their cage or carrier handy.

Safety is key during hurricane season. Follow these precautions and you should be in a pretty okay position should one hit.

Florida leads the nation in highest foreclosure rates.

In a list of 25 highest foreclosure cities in the nation, Florida leads the pack with 17, including the eight worst. Jacksonville, ranked 18th overall, has a 10.9 percent foreclosure rate. With an 18.2 percent foreclosure rate, Miami is ranked number one.

The Jacksonville Sharks were named the American Conference Champions on Monday night by defeating Georgia Force at home. Tomorrow night the Sharks take on the Arizona Rattlers in the Arena Bowl XXIV for a shot at the championship. DO continue paying off debt - help keep your debt ratio low!
DO explain any credit blemishes and credit inquiries - help get your mortgage approved!
DO submit all items requested by your loan officer within 5 days - get your mortgage closed on time!
DO keep originals of all pay-stubs, bank statements and other financial documentation.
DO provide documentation for the sale of your current home - sale contract, closing statement, etc.
DO notify your loan officer if you are receiving gift funds for closing costs - FHA requires proof of a long-standing relationship.
DO notify your loan officer of any changes in employment or marital status - change of employer, raise, transfer, change of pay status, divorce, marriage, etc.
DO contact your loan officer to lock in your mortgage rate.
DO research and choose a homeowner's insurance company and program as soon as possible.
